{"id":3455,"date":"2010-11-02T19:00:12","date_gmt":"2010-11-03T01:00:12","guid":{"rendered":"http:\/\/www.boulderblueline.org\/?p=3455"},"modified":"2010-11-15T16:13:45","modified_gmt":"2010-11-15T23:13:45","slug":"top-iii-4-iii-what-are-your-top-3-ideas-for-the-planning-reserve","status":"publish","type":"post","link":"https:\/\/www.boulderblueline.org\/?p=3455","title":{"rendered":"Top III 4 III \u2014 What are your top 3 ideas for the Planning Reserve?"},"content":{"rendered":"<p><a href=\"http:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/III4III.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-3456\" title=\"III4III\" src=\"http:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/III4III.jpg\" alt=\"\" width=\"669\" height=\"482\" srcset=\"https:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/III4III.jpg 669w, https:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/III4III-300x216.jpg 300w, https:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/III4III-400x288.jpg 400w\" sizes=\"auto, (max-width: 669px) 100vw, 669px\" \/><\/a><\/p>\n<p>Recent proposals, initiated by private developers, are under consideration for the long-held sacred Area III Planning Reserve bounded by rural North Boulder.\u00a0 According to the <a href=\"http:\/\/www.bouldercolorado.gov\/index.php?option=com_content&amp;task=view&amp;id=1482&amp;Itemid=1611\">Boulder Valley Comprehensive Plan<\/a>, the Area III-Planning Reserve is intended for uses which are a priority need within the community and cannot be provided elsewhere within the Service Area.<\/p>\n<p>The City of Boulder and the County of  Boulder agreed to a process at the conclusion of the Area III Planning Project in 1993 to ensure that decisions about changes to the Service Area are based on Comprehensive Plan policies and city and\/or county-initiated changes, rather than being \u201cincremental, reactive, and applicant-driven.\u201d This process recommended instead that the community of Boulder give thoughtful consideration to the best uses of the Planning Reserve for the community as a whole.<\/p>\n<p><a href=\"..\/wp-content\/uploads\/2010\/10\/planning-reserve4.jpg\"><\/a><a href=\"http:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/planning-reserve4.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-3457\" title=\"planning reserve4\" src=\"http:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/planning-reserve4.jpg\" alt=\"\" width=\"607\" height=\"450\" srcset=\"https:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/planning-reserve4.jpg 607w, https:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/planning-reserve4-300x222.jpg 300w, https:\/\/www.boulderblueline.org\/wp-content\/uploads\/2010\/10\/planning-reserve4-400x296.jpg 400w\" sizes=\"auto, (max-width: 607px) 100vw, 607px\" \/><\/a><\/p>\n<p>Now, the Boulder City Council, Planning Board and citizens alike are faced with two owner initiated proposals for development in the area, one for a large training complex for extreme athletes and another for an \u201cagri-burbia\u201d development combining housing and small-scale farming.\u00a0 Both proposals got me thinking\u2026<strong> &#8220;What does Boulder really need in this part of town?&#8221;
